A working roof and gutter system usually goes unnoticed. It’s not until a problem arises that we even think about the roof over our heads! Below is a list of items that need to be checked.
Age:How old is your existing roof, if your roof is between 15–18 years old and has 3 tab shingles it will be showing signs of age. The underlayment, the black paper under the shingles, starts to breakdown trapping moisture underneath causing the roof decking to decay.
Shingle: Your roof needs to be inspected for cracked, torn and missing or bald shingles. Shingles become brittle over time and can be torn or ripped under the Florida weather conditions.

Vents: Check for loose or raised ridge vents. High winds can drive water into your attic causing wet insulation resulting in mold and mildew on interior ceilings.
Decking: Check for sagging roof decking, signs of moisture damage, resulting in rotten decking.
Dark Stains:Dark stain trails running down shingles may NOT be directly under faulty shingle, water will travel down to it’s lowest point before it drips causing mold and fungi and bacteria to grow quickly in our extremely humid climate.
Soffit:Check under the soffit for discoloration and water stains.
Excessive Granules:Excessive amounts of granules which looks like sand in your gutters is a sign of advanced wear.
Vent Pipes:Bathroom and dryer vent pipes in the attic…..
Flat Roofs: Look for curling of roofing materials around the edges of flashing metal and turned-up corners.
Previous Roof Repairs: Any roof repair is temporary, and is a sure sign that you will need a new roof in the near future.
